Cortez is a working commercial fishing village on the mainland side of the Cortez Bridge, and one of the last of its kind on the Gulf Coast of Florida. The historic district is on the National Register, and a good deal of the original village housing survives.

It sits directly across the water from Anna Maria Island, which makes it one of the shortest mainland drives to the beach in the county while trading island prices for mainland ones.

What is the historic district designation and does it affect me?

Portions of Cortez are within a designated historic district, which can affect exterior alterations, demolition, and new construction on those parcels. Whether a specific property is inside the district and what that means for your plans is something to confirm with Manatee County before you buy, not after.

Is Cortez a practical alternative to buying on the island?

For many buyers it is. You are minutes from the beach with mainland pricing, mainland insurance in many cases, and deep water access on much of the waterfront inventory. The tradeoff is a much smaller inventory, since the village is small and turnover is limited.

What about flood zones here?

Much of Cortez sits low and close to the water, so flood zone and structure elevation drive both insurance cost and what you can do with an older home. Substantial improvement rules can limit how much you invest in an existing structure before it must be brought up to current elevation standards. I pull the zone before we look seriously.
