Please tell me what page you were on and what happened. Reports get a response within three business days, and I treat a reported barrier as something to fix rather than something to explain.

What this site aims for

The target is conformance with the Web Content Accessibility Guidelines version 2.1 at Level AA. That is the standard most commonly referenced in the United States for public accommodation on the web, and it is what this site was built and tested against.

What has been done

  • Every page can be operated with a keyboard alone, including the navigation, the listing carousel, the photo gallery, and all forms
  • A skip link is the first item on every page, so keyboard and screen reader users can bypass the navigation
  • Visible focus indicators throughout, adjusted so they stay visible on both light and dark backgrounds
  • Text and background color combinations meet or exceed the 4.5 to 1 contrast ratio required at Level AA, and each color in the underlying stylesheet records the ratio it satisfies
  • All meaningful images carry descriptive alternative text, and decorative images are hidden from assistive technology
  • Form fields have visible, permanently associated labels rather than placeholder text alone, and errors are announced rather than shown only through color
  • The photo gallery traps focus while open, closes with the Escape key, and returns focus to where you were
  • Every animation on the site, including the moving hero, is disabled automatically when your device is set to reduce motion
  • The hero video is silent and carries no audio track, so no captions are required
  • Layout reflows without horizontal scrolling at 200 percent zoom, and interactive targets are sized for touch
  • Pages use proper landmarks and a single logical heading order

Known limitations

Being honest about the gaps is more useful than claiming there are none.

  • Listing photographs and property descriptions come from the listing brokerage. I do not control their alternative text, and some of it is limited. If a listing image is not described well enough, contact me and I will describe the property to you directly.
  • Third party content, including any map or external listing page linked from this site, is outside my control and may not meet the same standard.

How this was tested

Automated checks with axe, plus manual keyboard only navigation, zoom to 200 percent, and review with reduced motion enabled. Automated tools catch roughly a third of accessibility issues, so the manual passes matter more than the tool output.
